Can you pave a parking lot without closing the business?
In almost every case, yes. We split the lot into sections and work one at a time so there is always parking available. For restaurants and resorts we schedule around service hours. The only thing we cannot compress is cure time, so we agree in advance which sections are out of use and for how long.
How long before cars can park on a new lot?
Light traffic after about 48 to 72 hours, and heavier vehicles after at least two weeks. Florida heat keeps new asphalt soft for longer than most people expect, so avoid letting vehicles sit with the wheels turned in one place, and keep dumpsters and delivery trucks off the new sections until we say they are ready.
How often should a commercial lot be seal coated?
More often than a driveway, because a lot takes more traffic and usually has no shade. Every two years suits most Sarasota County lots, sooner for lots close to the Gulf or in full sun all day. Crack sealing between coats is what actually extends the life.
Do you do line striping?

Can you repair just the bad areas instead of the whole lot?
