Seven things move the number on a paving estimate. Knowing them means you can compare quotes properly and spot the one that is cheap because it leaves something out.
Why Do We Not Publish Prices?
Because any figure we put on this page would be wrong for most people reading it, and the ones it is wrong for are the ones who end up disappointed.
Two driveways of identical size can differ enormously in cost. One sits on a sound base and needs a surface layer. The other needs the old surface removed, the base rebuilt, the fall regraded and a drain relocated. A published range covers neither honestly. It either scares off the simple job or under-quotes the difficult one.

The Seven Things That Move the Number
- Size of the area. The obvious one, and the only one most people think about. Measured properly, not paced out, because the shape matters as much as the length.
- Condition of the existing base. The single biggest variable. A sound base means a resurface. A failed base means excavation and rebuilding, and that is a different job entirely.
- Excavation and grading. How much material comes out and where it goes. Removing an old surface, cutting to depth and shaping the area all take time and machinery.
- Drainage. Whether water already leaves the surface or whether the fall has to be corrected. In Sarasota this is not optional, and a quote that ignores it is a quote for a surface that will fail.
- Thickness required. A residential driveway and a lot taking delivery trucks need different depths of asphalt and different base construction.
- Access. Whether a paver and a roller can reach the area. Narrow gates, tight courtyards and long carries all add labour.
- New build or resurface. Resurfacing an intact base costs meaningfully less than building from subgrade up. Which one you need is a question of fact, not preference.
What Makes a Florida Job Different?
Most cost advice online is written for northern states, where the base is stone and the enemy is frost. Neither is true here, and both affect what a job costs.
- Sandy subgrade. Florida ground drains fast but shifts under load. Base preparation is a bigger share of the job here than up north.
- High water table. In parts of Sarasota County this changes how the base has to be built.
- Drainage is central. Daily summer downpours mean the fall has to be right. Correcting bad grading is real work and shows in the price.
- Root intrusion. Palms and live oaks near the edge may need dealing with before paving, or the new surface lifts.
- Season and scheduling. October to May is the busy window. Availability tightens, not because of weather but because everyone books then.
- Salt air near the Gulf. It does not change the paving cost, but it shortens the maintenance interval afterwards.
How Do You Compare Two Quotes Fairly?
When one quote is noticeably lower than another, it is usually not the same job. These are the questions that reveal the difference.

A quote given over the phone without a site visit is a guess. It will change, and it usually changes upward once the work starts.
What Costs Less Than You Might Think?
Not everything is expensive, and the cheapest work is usually the work that prevents the expensive work.
Seal coating costs a fraction of resurfacing and, done on a two to three year cycle, meaningfully delays the day a surface needs replacing. Crack sealing is cheaper still, and on the Gulf Coast it is the single highest-value maintenance there is, because nearly every asphalt failure here starts with water getting through a crack into the base.

Why will you not give me a price over the phone?
Because it would be a guess, and a guess helps nobody. Until someone has measured the area and looked at the base and the drainage, any figure is invented. The estimate is free and takes about half an hour, and what you get at the end is a number for your actual property rather than an average of other people's.
Is resurfacing cheaper than replacing a driveway?
Considerably, when the base is sound. Resurfacing lays a new wearing course over what is already there, so there is no excavation and no base rebuild. The catch is that it only works if the base is genuinely good. Resurfacing over a failed base just moves the problem up an inch and the cracks come back through.
What makes one driveway cost more than another the same size?
Usually the base. Two identical-looking driveways can need completely different work underneath, and that is where most of the cost sits. After that it is drainage, access for equipment, and the thickness the traffic requires.
Does a parking lot cost more per area than a driveway?
Generally the construction is heavier, because lots take far more traffic and far more turning, which is what actually tears asphalt. Thickness and base requirements go up accordingly. Larger areas do bring some efficiency, but the specification is different work, not the same work scaled up.
Is a shell driveway cheaper than asphalt?
