Siesta Pavement Solutions provides asphalt paving, seal coating (sealcoating), asphalt repair, and crushed shell and gravel driveways for homes, condo associations and businesses in Siesta Key, Sarasota and throughout Sarasota County, Florida. Fully insured. Estimates are always free.
The business is new to the Gulf Coast. The experience behind it is not: owner Willie Stanley has 24 years in asphalt paving and seal coating, and brings that to every driveway and parking lot here.
We come out and look at the surface rather than quoting blind. We explain what it actually needs, including when the honest answer is that it does not need replacing yet. Then we do the base work properly, because the part of a driveway you never see is the part that decides how long it lasts.

The most common question we get, and the answer usually saves people money. Seal coating is maintenance. Paving is replacement. Getting the order wrong is expensive.
You need seal coating
Maintenance, every 2 to 3 years- The surface has faded from black toward grey
- It is starting to feel rough or shed fine stone
- Cracks are hairline, nothing wider than a pencil
- The shape is still right and water runs off
- The asphalt is at least several months old and fully cured
You need paving or repair
Replacement or rebuild- Cracking runs across the whole surface in a web
- There are potholes, soft spots or areas that sink
- Water sits in puddles instead of draining away
- Patches keep failing in the same places
- Roots have lifted or split the surface from underneath

Why Florida Asphalt Fails Differently
Most paving advice online is written for northern states, where freeze and thaw cycles do the damage. That is not what happens here. Three things do.
- UV oxidation. Sun is the primary ageing mechanism. Binder hardens, greys out and turns brittle long before a northern driveway would.
- Summer downpours. Heavy afternoon rain finds every low spot. Water sitting on a surface, or under it, is what breaks it apart.
- Sandy subgrade. Florida ground is not northern stone. The base has to be built for what is actually underneath it.
