What Kind of Repair Do You Need?
Most people describe the same four problems. Each one is a different job, and the wrong fix on the wrong problem is wasted money.
Crack sealing
Hairline to pencil-width cracks, filled before water gets under the surface. The cheapest work we do and the one that saves the most later.
Patching and potholes
A hole or a soft spot means the base under it has failed. We cut the failed area out square, rebuild the base and patch it so it holds.
Edge and washout repair
Common here after storms. The perimeter ravels away or a channel washes through. Repaired and re-edged so it stops spreading.
Resurfacing
A new surface layer over a base that is still sound. Costs less than a rebuild and buys years. Only works if the base is genuinely good.
Why Do Asphalt Cracks Matter So Much in Florida?
Up north, cracks matter because water gets in and freezes. Here there is no frost, so people assume a crack is cosmetic. It is not.
A crack is an opening to the base. Sarasota gets daily downpours for a third of the year, and the ground underneath is sand. Water runs straight through a crack, washes fines out of the base, and leaves a void. The surface above that void has nothing holding it up, so it flexes under a car, then cracks further, then sinks. That is how a crack you could have sealed in an afternoon becomes a pothole and eventually a rebuild.
Sealing early is not maintenance for its own sake. It is the difference between a small job now and a large one in two or three seasons.

We will tell you which side of that line you are on before quoting anything, including when the answer is that it needs nothing yet. If the surface is sound and just tired, seal coating is often the right call instead. If the base has gone, that is new asphalt paving.
How Does a Repair Job Work?
- Free on-site inspection. We look at the cracking pattern, probe the soft spots and see where water goes. That tells us whether it is a surface or a base problem.
- Cut out the failure. Damaged areas are saw cut square and removed down to sound material, rather than filled over.
- Rebuild the base. Base material is replaced and compacted. This is the step that decides whether the repair lasts or comes back.
- Patch and compact. Hot mix laid, rolled and sealed at the joins so water cannot get in at the edges of the patch.
- Seal the cracks. Remaining cracks filled while we are on site, because that is what stops the next failure.

Yes, and the priorities are different. On a lot, a pothole is a trip hazard and a liability before it is a maintenance problem, and the work has to happen without closing the business. How do I fix small cracks in an asphalt driveway?
Small cracks are cleaned out, blown clear of debris and filled with a flexible crack filler that bonds to both sides and moves with the surface. The important part is doing it before the crack widens enough to let water into the base. Once a crack is wider than a pencil, or the edges are crumbling, filler alone is no longer enough.
Are hairline cracks in an asphalt driveway a problem?
Not yet, but they are the cheapest moment to act. A hairline crack is the surface telling you the binder has aged and the asphalt has lost some flexibility. Sealing it costs very little. Leaving it through a Florida storm season is how it becomes a wide crack, and then a soft spot.
Can you just fill a pothole?
We can, and it will come back. A pothole exists because the base beneath it failed, so throwing material into the hole leaves the cause in place. A proper repair means cutting the area out square, rebuilding the base and patching it. It takes longer and it does not need doing again next year.
How long does an asphalt repair take?
Most residential crack sealing and patch work is done in a single visit. Larger patch jobs or a resurface take longer depending on the area. We will tell you on the estimate how long you need to stay off the surface, which in Florida humidity is often longer than people expect.
Is repair worth it or should I just replace the driveway?
